How does construction draw financing work?

Construction draw financing releases an approved loan in stages as documented work is completed, rather than advancing the entire construction budget at closing. The borrower first funds or completes an agreed milestone, then submits a draw request with evidence such as invoices, photos, progress notes, statutory declarations, and any required inspection or quantity-surveyor report. The lender or administrator checks the work, budget, title, liens, insurance, taxes, and remaining cost to complete before deciding whether to release funds. Holdbacks, interest, fees, and inspection requirements vary by loan and applicable law. A reliable draw plan maps each milestone to its evidence, requested amount, approval authority, and expected timing while preserving working-capital contingency. Completing work or uploading evidence does not itself authorize payment: the lender makes the final release decision under the commitment and current file conditions.
